Furnished Rental Inventory: Document Furniture, Appliances, and Condition

A furnished rental can include many items that are already in place before you unpack. Making a clear, dated record at move-in helps you remember what is provided, where it belongs, and any visible condition details you may want to reference later.

Photograph each room before settling in

Start with wide photos of every room, then take closer photos of furniture, appliances, rugs, lighting, and supplied kitchen items. Include closets, balconies, storage areas, and parking spaces when they are part of the rental. Dated photos are most useful when they show the full context as well as the detail.

Use concise condition notes

Describe only what you can see: “small chip on dining-table edge,” “scratch beside bedroom-door handle,” or “stain on left sofa cushion.” Pair a note with a photo and location. Simple, factual wording keeps the record easy to review without trying to make assumptions about cause or responsibility.

List the items that are included

Furniture: beds, tables, chairs, sofas, shelving, and lamps.
Appliances: refrigerator, washer, dryer, microwave, and other supplied equipment.
Kitchen items: cookware, dinnerware, small appliances, and utensils.
Accessories: remotes, keys, access cards, chargers, manuals, and spare parts.

Keep copies of your move-in documents

Store a copy of the lease, any provided inventory list, and relevant messages with your personal record. If you receive or return keys, remotes, or access devices, record their number and where they are kept. Follow the property manager’s process for any required move-in documentation.
